I'm wondering what experiences and advice you have working with government funding sources like section 8 housing. Most of the region around me have passed new laws requiring all landlords to rent to anyone without discrimination for using government funding programs.

kudos to you for wanting to learn more and make RE part of your portfolio but... unfortunately, I think this is a really, really tough time in the market cycle to try for cash flow, especially in a short period of time.

you could house hack - where are you located?

Nicholas

I live in the Dayton, Ohio area. My plan is actually to house hack my first RP, but purchasing a double. I also want to rehab my mobile and rent it out. Luckily it is in a recreational area where long-term rentals are getting hard to come by. Everyone wants to go the AIRBNB route and I am not interested, as it is a hour away. I think it's a good start for me while I plan my longer term future.

My goal is to be able to comfortably retire in 6-7 years, as I am no spring chicken.

My sister-in-law lives in Dayton. I tried to get her to do the same thing but she ended up buying a single-family there :/

I did house hack in Columbus. Lmk if you have any questions

Thank you Remington. I will reach out if or more than likely when I am ready to jump in with both feet. I am pretty sure house hacking will be my best path.

Thank you for your advice. I am working with a real estate agent now to learn about my market and the best areas to look in and stay out of, as well as what is a good or bad deal. My goal is to have a steady cash flow, and stably during my retirement yearsof I would become disabled and unable to take care of my company in my own. I don't plan on living month to month on social security in someone else's low income apartment.

I can't tell you how much I appreciate everyone's time and feedback.

I'm new to the idea of real estate investing. I am in the process of getting divorced, have no retirement plan, inherited a 65,000 mobile on .5 acres and have appox. $500 in monthly debt, while making $60k per year. I am 57 and need to build my retirement umbrella rather quickly.

I could really use some advice on how to get in and build my investment future over a short period of time.
