Hi everyone! My name is Tina Daughtry and I have been a biggerpockets member for years! This is my first post. I have always read the forums and listened to podcasts and webinars. I've had the desire to get into real estate investing for a very long time, and now I'm ready to buy my first property. The property of interest is a duplex, each unit is 2bd/1bth that rents for $1650 per unit. The "negotiated" price is a little more than $400,000. The owner has recently renovated both units. I ran the numbers using the rental property calculator and it showed a positive cash flow. Is the cost too much for a first time investor? My other concern is that although it has been renovated, it was built in 1947. Should I be worried about that? I'm so excited to begin investing, but I don't want to start out with bad decision making. Any and all advice is greatly appreciated! Thanks!

Good morning all,

I am just starting out in REI. I have read a lot on LLCs. My question is should I go ahead and set up my LLC before I have a property? I'll be investing in the state of TX where the set up fee is not very expensive. My thought is that I can establish my LLC while setting up my website and business cards so that all the info legation will correlate. Please tell me if I am on the wrong track. Any and all advice is greatly appreciated! Thanks.
