@Chris Seveney I checked and it's ALL their solo 401K plans.  This comes after a bad experience with another administrator I was with for about a decade.  They kept forgetting to reinstate my plan (even though I paid their fee every year) and I would call them and they'd tell me I had no account there.  They'd eventually find the account, but not before giving me a heart attack.  I haven't had good luck with solo 401K administrators so I appreciate your reco!  I'll check them out for sure.

I was impressed by Quest Trust when I went to their Expo in September of 2022.  Based on speaking with them their, I paid a rather hefty fee to transfer my solo 401K to them and have it reinstated and the fee covered this plan for 6 years.  Out of the blue yesterday, I get an email that they closed my account.  They said it's administratively unfeasible to continue as my plan provider.  I'm just a bit shocked and disappointed they could just close down my account and force this chaos on me to find another provider ASAP or face potential tax consequences and loss of my qualified status.  I'm hoping they refund the fee that was supposed to be good for 6 years since I'm not even at a full 2 years with them.  I guess I'm looking for anyone's recommendations on who they use for their solo 401K...  I prefer a custodian to an administrator.  This is my 2nd bad experience with an administrator and I'd really like to keep my account in one place!

I'm thinking of changing my lease clause about how notices in writing should be given. For the last handful of years, I've gladly accepted emails when tenants wanted to terminate a lease. I now want to terminate a lease and all my correspondence with the tenant has been through text and email but my lease states I have to either 1st class mail or hand deliver (post to door or using door slot allowed). How do you handle email correspondence? Just say "notice may be given by email or text?" Do you have a fancier way of stating that? Or do you stay away from electronic communications altogether in the lease?

I'm guilty of reading now and then and not contributing.  I need to make the time!  Busy running the real estate business, rehabbing one place, landlording a dozen more, and keeping the household intact.  Great question to get us all out of hiding. haha
