@Dennis M. Yes, I definitely know I need to do research and I'm in middle of that and locating buyers as we speak. I am doing history on house as well as this one I need to know what's going on with it. Two investors failed on it. Per 2 different neighbors, been sitting a very long time as an eye sore in a million dollar neighborhood.

As far as why bother, it's great beginning if you don't have flip money yet, builds rapport with other investors, because guys like Nick Estes and ************* have taught how simple guidelines for beginners and move into rental or fix and flips. So maybe it's not $25k or better but 5k to 10k isn't a bad beginning. I'm good I got this! Lot of negative talkers thanks to the one positive guy on this post I appreciate that!!!

Why? I want to know your reason. If everyone here thought like that, there would be no investors flipping. Everyone started somewhere.  I'll get it done!

Im totally will to split the deal. This situation is a bit odd to me but I'm not sure it's uncommon. I spoke with the neighbors. Two of them walked up to me while I was checking out the property. They gave me insider on it but strange, I'm 99% sure the investor (one guy) defaulted on his own property. Bad thing is shows he is 4 hrs North of the property and I need to figure out how to approach this kind of situation. He only had it a year and owes more than $700k almost like NO payments. Also this is a definite flip fixer!!! So if I can figure 💯 he is the owner in default then this is a big flip deal. It's in a really nice neighborhood. Over a million!!! I better start finding him and a buyer!!!

I found a house that I need to find who owns it. I have the name but no listed phone number. What I'm most concerned about is one finding a cash buyer Asap and two how does the pre-foreclosure get handled on our end as far as offer? Please email me or respond. I am new here!

@Joe Norman@ to add you can go to the Meetup app and join the investors groups. Read what each do as a group and they usually have something to offer to help new investors.

@Christy Porter if they were on the up and up all rent paid, no damange to your rental, yes do a normal inspection. Your not part of their problem unless they damaged your property. Quicker they get clear of your property the better. I wouldn't go alone to do this! Nowadays, be safe!

@William C. If property is moving fast in that area and I know ahead can bring in positive cash flow on rental maybe a few small improvements I'd bid over say 107k but I would consider nearby comps as well. If property moving slower in that area I'd do 100k cash. I wouldn't low ball anything unless needed serious improvements.

Hi Everyone! New investor here in search of some guidance in wholesale deals. Ive done tons of studying on it but want to make sure I use proper contracts and how to go about tranactions. I feel my area would be a great area to pick up deals but could use some guidance to begin. Even better if I could work work with some cash buyers. All ive gotten are people wanting my money ($500 plus) to teach me. Ive already learned a great deal. Is there anyone out there willing to mentor me on first 2 or 3?

Derek, any motivated seller! Death in family, moving because of job transfer and on! Keep an open mind and just market.
