Thank you! I figured out. I had to hold this clients hand, and it turned out it was a building code issue.  Side entrance was 2 feet to close to the property line so the door would have to be switched to the back of the home.  

I have a client that is currently going through the process of converting a single family home into a duplex.  Home is in good condition structurally.  Basement unit is 1/1 and upper unit is 1/1 with a non conforming loft, which could be used as an office or 2nd bedroom.  

Client is having trouble getting the conversion from single family to duplex.  

Have you done single family-duplex conversions? What are some of the challenges?
