Post: Month-to-month and CAP rate

You'd get the NOI first before putting the correlating cap rate on it. So, even if it's only month to month focus on getting the actual NOI first and then put the appropriate cap rate for the area. Call some local brokers and see what the cap rates are for that specific area in Charleston. I live here and know that there is a wide variety of valuation in this small tricounty area.

@Mark Safrin: how does that work?  Do you put the money into a third party escrow account?

Hi all-

I've been looking to get a bridge loan from private money lenders but have noticed there are a ton of scammers online claiming to be legit.  Any advice on how to find actual private money lenders?  Also, would a legit lender ask for money upfront?  (I'm guessing no, but I'm also new to using private lenders).

Thank you for your detailed account. This is all pretty much the same for what happened to us which is why I posted here asking for thoughts on the business. The deal seemed great at first but then all these same red flags started popping up. 

Best of luck to you in finding the funding you need!

They have contacted my partner and I about lending money out. Just want to make sure they are legit before putting too much into the process.
