Yeah man im reaching for the sky. Id like to own 10 properties my first year.  Eventually 10 years later getting to around a 100 units..

I mainly want the s corp for tax benefits because i will be flipping/rehabbing to use the profit to pay for the down payment on conventional business loans.

The other problem i thought i would run into without a llc and s corp is trouble getting the means to do a conventional business loan for a property. I figured the bank would deny it if i used my own credit.

can you conduct realestate without a certificate of authority from your state, secretary of state.

Also same for an llc.  Can you do business without one? I mean obviously its wise for legal liabilty issues. 

Im getting my certificate of authority from both operating states. I would just like to get started before i get them in the mail. Id like to start looking for deals now just not sure if its legal

 Thanks ill definitely contact a attorney. See i wasnt aware they could do the paperwork. I thought they just gave legal advice.

You mentioned Sub2 forms.. The paperwork for a Subject To transaction is definitely not something you're going to want to do on your own. Find a lawyer or title company who will do those transactions for you.

is NCH a scam. ive read a lot of bad reviews about it.   they charged me 1400$ for the formation of an llc in kentucky or tennessee  

Now i need to establish a s corp just need a better cheaper way to do it though. not this 1400$ bull crap.  although i hear they offer more liabilty protection and harder to get sued than most! Dont know if its true though

also a place to get example forms for leases and etc.  Ive seen the ones on bp, but none for sub-to

does anyone on here know of any programs that can be purchased online to help manage keeping track of due payments on rentals, or programs to help with real estate management in general!

it is tight knit, But people move out around here by the year. this place is hot for rentals due to consistent soldiers being stationed here. The problem is if its already a foreclosure id be buying it from the bank cause they would own it. 

But yes my primary goal is to use sub-to or conventional financing to help a soldier if they couldnt make a double mortgage and face foreclosure. However if it was already foreclosed by the bank not much i can do for them.  But i would still buy it from the bank and sell it ouright.  Thanks for your response though!
