Quote from @Edward Barton:

Tim - I generally advise that you are moved out, and the house is "is available to rent" before completing those repairs. I just did this myself and waited until I had moved (with receipts showing the moving expense and dates, along with pictures), then commenced the repairs 24 hours later, with a 2-3 week timeline for completion. In this case, I can then show the property in the interim and set a move-in/availability date for the first of April.

That's a fairly conservative approach but will only delay you a few weeks. You do not need it rented beforehand, but it should be "available to rent," meaning you are out and have a new residence.

Edward,

Very helpful! Thanks so much for the info!!!

All,

My wife and I are going to turn our current home into our first Rental when we move in the next year, or so.

Our home needs some minor repairs before we rent it out.

How soon after the repairs are completed do we need to have it rented, in order to potentially write off the expenses?

Or, would it need to be rented beforehand?

Thanks,

Tim
