Thanks all, it worked out fine.  I worked with the previous owner and told him what I would like in the message he sent while cancelling the previous bookings (included a link to my new posting, not all re-bookings are guaranteed, 7 days to lock in the previous nightly rate).  Most people re-booked through VRBO and AirBnb and were thankful, some understandably slightly annoyed.  It is now open for business.  

I should note that the previous bookings are going to get canceled then asked to re book with mine.  

That Is great advice, thanks.  It's unfortunate I have to start my listing with 4 cancelations but probably the only way.  

I tool over the keys of my first short term rental this week and posted it and got a 4 bookings which is great.  However I was careless and didnt fully understand the transition process and didn't realize the previous owner was going to be helpful.   The previous owner said he is calling airbnb Monday to transfer all the bookings which is significant and there will be some double booking.  What is the best way out of this without canceling those bookings since that will look bad on me starting out?  Yes...I know I deserve everything negative that happens to me on this one, but learned a lesson.

This will be my first experience with hard money... how is the money transferred?  I assume it is not to your personal bank account?

Hey team!

I am looking to set up a hard money loan. Has anyone used Joseph Walter at Walter Built llc.?  Pops into Facebook groups.   I am concerned, I do not see much for reference out there, but I'm ready to roll.  

Any other referrals greatly appreciated!
