Post: Typical Cap Rate in Cleveland Heights

What are the typically Cap-Rates in Cleveland Heights for a B-C property 10-15 unit property.  We're looking at a building off Mayfield road, near the Coventry and Lee area.  We have several properties in Atlanta, but this will be our first in NE Ohio (where I grew up).

Also, the banks I found offer 70 LTV with a 10 year call amortized over 30 years. The LTV is worse than we find in Atlanta, but the call and amortization schedule is pretty good. Is that pretty standard for this size loan ($400K loan) or should I keep looking for a better deal?
