I just stumbled upon this post. Just putting my two cents on Turnkey Providers for anyone that reads this in the future. 

I have had a horrible experience with Maverick Investor Group. Phil Alexander, the main guy, does not hold the local providers accountable. For example, I have repeatedly informed him of my very negative experience with ABC Capital Investments (still going on almost one year with no payments to show for it) and yet he continues to promote ABC Capital Investments in Baltimore and Philadelphia despite fully knowing that many people continue to have very bad experiences with them. Maverick simply gets a referral commission and has no long-term ties with you or the local provider. 

I have also purchased using Real Wealth Network, and they do a much better job of vetting the local markets and providers and will stop recommending any providers or vendors if investors are giving poor feedback.

I am very interested to see how this goes. I invested with ABC Capital last year on two properties, and it has been an absolute nightmare! DO NOT WORK WITH ABC CAPITAL INVESTMENTS. They overpromise and underdeliver on scope of work, tenant placement, and management communication. I purchased the properties in August 2017, was guaranteed to have it rented within 6 months, and I have yet to receive any payment from them - almost a year later. I went with them because I have zero time to put into real estate due to working on my business. Also, they were referred by Maverick Investor Group, and they have also done absolutely nothing to hold ABC accountable - and have continued to promote them despite my best efforts to recruit their help. So much for turnkey investing. DO NOT WORK WITH ABC CAPITAL INVESTMENTS OR MAVERICK INVESTOR GROUP. They do not help you other than help lighten your wallet of your money, then ditch you. Hopefully others have had better experiences.

I have pestered ABC with multiple emails and phone calls - most of which go unanswered. When they do finally respond, it is only partial answers. One of my two properties has been transferred to Anchor as well, and I can't get any response from them either. I'm considering legal action myself once I get a spare moment, this is absolutely ridiculous. I am very interested to hear how it goes for you, because I have had no luck myself. I'm purchasing a single family home in Philadelphia, Pennsylvania and need a property inspection completed. Does anyone have any recommendations?

I'm looking at purchasing a 4 plex that needs extensive rehab in Salem, Oregon. Seller is willing to short-term finance while I use my cash to fix up. But how do I determine ARV on a 4plex so I can ensure I can get my cash back out as I can at refinancing (kind of like the BRRRR method)? Thanks!
