So many new investors; congrats to all of you on taking action. My wife and I are new as well. Mainly flipping single family homes, wholesaling and some remodeling projects. Currently working on a flip in Beacon Hill, so @Betty Cruz we are familiar with that area if you have questions.

Just be honest about your analysis for rehab. Either your buyer agrees with you or not. But that is an important detail that needs to be finalized for the numbers to work...that and the ARV. And if you're new, having a contractor and realtor verify your numbers is good backup. FYI they should be on your power team. Always available to help.

My wife and I currently flip and wholesale single family properties here in San Antonio. Additionally I have access to turnkey rental properties in markets like Cleveland and Detroit. What has been your experience if any with turnkey - rehabbed, tenanted and property management in place?
