I have a building that use to have a lower unit for rent by the previous owner, which has just been storage for a while. I would like to fix it back up and rent it out again. It is a small unit with 1 bedroom/bath located in Akron, OH

My question is who do I check with in regards to any fire/exit laws to make sure it’s not in violation/could cause any problems.. The setup is a lower level with exit into a hallway/steps up and out the main buildings front door. Entrance to unit opens into 1 living area, bedroom to the left and small kitchen to the right and a bath attached to the right of that. The living area and bedroom have 2 fairly large windows in each that latch/swing open. They are higher than a normal window due to being lower. Since it is such a small unit I don’t even know where another exit would be required.

Thanks for the replies guys. I am still trying to get ahold of the previous tenant to get a little better confirmation on everything.

The unit isn’t full of stuff, I don’t think it ever was. Some of the furniture is decent, nice couch, chair, bed, dresser. So not all junk, but I still don’t want it and need to get rid of it ASAP to rent the place out.

I plan on waiting until I get the keys in the mail then changing locks. I can store some of the things at another location and assume after 30 days to just trash or donate it all.

I don’t care about trying to go after them for 10 days rent, or keep them on the lease. I want them gone and it turned over more than the hassle of that. I do still have their security deposit, which with the cost of moving large items and getting help will eat that up. I’d still like to get them to sign a paper terminating the lease and giving up their rights to anything in the apartment so I can go donate/remove it right away. I do plan on in either case going in and throwing away any food items next week with trash.

We have a tenant that was late on rent and I could not get a hold of, they finally got back to me today via text(week late on rent) saying they have moved out of state and will not be returning and have mailed the keys back to us.

They obviously did not give notice of leaving, but also left their belongings in the apartment .Furniture(Chair, couch, bed, etc), kitchen items, and other random things. I do not care about them coming back or even missed rent, I just want to move on without issue.

What do I legally need to do get rid of their things/change locks so I can rent the unit? Is that text enough to go off and I can just get rid of everything? *IF* I could get them to respond again and sign a paper releasing the unit/apt would that be enough or is there a more legal procedure I need to file? I can’t mail them anything since I do not know their new address and right now no clue if they will reply again. I wanted to have some more information before I tried again with them.

Sent a few texts, but no reply regarding their things.

Is an apartment unit in Akron, OH.

Would appreciate any guidance, first time having to deal with anything like this.

Just purchased my first small 6 unit apartment in Ohio, I have 1 vacant unit that I am looking to start showing but I read at somewhere there is a limit to the amount you can charge a tenant on an application fee for background and credit check that is set by the state. I can’t seem to find this anywhere for current Ohio law.

I plan to start by having tenants do it themselves with smartmove which is $35. I assume this amount is fine for a nonrefundable amount and done by them but I would still like to find out the amount so I know.

Also do you have them sign something specific stating the fee is nonrefundable. I am telling them all the standard requirements before even seeing the unit, 3x rent, good credit, no criminal record and no evictions.

So I have started to analyze rental properties, to find them using the general sites like loopnet, realtor, Zillow, etc.

I have an agent I am working with, but it's mostly me just passing info through them right now. My question is when I see listings for rentals most don't have enough information to even start to look into them.

Do you guys have a list you give to selling agents/sellers right off the bat, and what all do you ask for in that initial contact to analyze a deal?

I'm just getting started and ready to go, I would like to connect with an attorney in Akron to setup a LLC and to have a contact for any contracts/leasing or anything else I would need.

Mainly looking at multifamily properties. Any recommendations? Would be nice to hear from someone before just picking randomly.
