I'd recommend expanding your personal network to start @john warren. There are a lot of deals that are available for serious investors prior to making it to the MLS. A good realtor with have access to such deals.

If you have access to the MLS. Go back a few years to expired listings, if you see something you might be interested in track it down and see if they still want to sell.

Be active, know your numbers and don't hesitate when opportunities knock.

Ah, what I would tell a younger me if there was a time machine? Never hire GC's or contractors out of desparation, put remote cameras on every jobsite & stop laying awake at night worrying if you've bit off more than you can chew. It will be worth the ride!

Fair enough. Have you listened to Bigger Pockets podcast #109?

It's mainly about asset protection, however he goes into detail on a few different ways to maneuver. I haven't listened to it in a while but if you haven't heard it I'd highly recommend giving it a go.

Made my purchase about a month ago to close this thread out.  Went with Jeff McCormick and couldn't have been happier.  He knows the market and is reliable for anyone looking.

I need an active agent for northwest Indiana. I get it, it's a hot market, what I don't understand is why I can't find a reliable real estate agent to work with in Indiana. If you're motivated, answer your phone and wanr to earn please message me.

I have recently found a partner within my network who can substantially increase buying power. Our Focus will be on apartment complexes in the Chicagoland western suburbs.

I am cautiously optimistic and seeking feedback on some of the resources you have used for better understanding partnerships. It is extremely important to me that we have clearly defined roles for the life of the Investments.
