Hello Everyone, newbie/aspiring buy and hold investor here. My girlfriend has a 2br 1.5ba townhouse she wants to sell me. She paid 60,000 for it a couple years ago and that's what she wants back. She knows I want to start investing but she doesn't. She was a landlord before and she had a fee bad experiences so she wants nothing to do with it. If I get the house there's: Hoa (175 month), Home owners insurance (64 monthly with 75 co-pays when they fix something ), taxes (265yrly), and the place can rent for 725 monthly... Just have no way of calculating what my mortgage would be to get a more accurate number. I will have about 5,000 to put down when my income taxes come, and I'm a first time home buyer, don't know if that's important to know. Credit score is in high 500's (working on it paying stuff off when income taxes get here), would it be wise to go through a hard money lender and try the brrr method? Or Conventional. Sorry if this makes no sense. Any help will be appreciated.
