@Carlos Bell - Yes, we should definitely chat sometime in the near future. I am diligently searching for a good deal here in Oxford, but it is very difficult due to how hot the market is currently.

Hello BiggerPockets Community!

I am about to start the process of shopping for conventional loan rates and getting pre-approved, but am concerned if I shop too much within a short time period it will adversely affect my credit score.

Does every loan inquiry during the shopping process negatively affect your credit or is there a "grace" period after the first inquiry? If there is a "grace" period, does anyone know how long it lasts or does it vary?

I'm sure this is one of those basic/beginner type questions, but I figured the experts at BiggerPockets would be able to provide some good insight on this issue. Also, this will be my first real estate investment, and I am just wanting to ensure I am considering all factors going forward. Any input would be very much appreciated!

David Sugg - Thanks for the info. I will be sure to reach out when the time comes for pulling comps and making offers.

Justin Patterson - While I cannot say I am an alum and high level fan of Ole Miss (MSU Grad), it is very evident that Oxford is a great place to live and and even better for investing. As you mentioned, not only is the student population increasing, but the town as well, especially over the past several years with the addition of the Winchester Ammunition plant (1,000+ jobs). 

It sounds like you are making great progress with you real estate investing career, and I appreciate you sharing your three deals with me. I actually was born and raised on the MS Gulf Coast so I am very familiar with the Hattiesburg market, and also plan to invest in that area sometime in the future.

If any of you are ever in the Oxford area and would like to chat do not hesitate to give me a shout. I wish the best to you all in your real estate endeavors!

Hey Everyone!

I live in Oxford, MS and plan to get into real estate investing sometime in the near future. I have only been a resident here for a short time so I am still trying to figure out the market, as well as educate myself before taking the plunge and doing my first deal.

As I have been educating myself for the past several months I have determined that buy-and-hold investing is the niche I would like to use in obtaining my financial freedom. In addition, I feel buy-and-hold investing is especially be a good option in my local area due to the large and increasing student population of the University of Mississippi (Ole Miss).

A big thanks to BiggerPockets for the role they have played in my education, and providing a way for real estate investors to connect and form relationships, and if there are any local investors interested in meeting for lunch or coffee do not hesitate to let me know!
