Noel, I have been and I paid. My recommendation is to read David Lindahl books first. All of them. Then decide if you want to purchase and own apartments. If yes, then go straight to the Coaching Program. This will cost even more money than the boot camp. I've seen many investors pay money for boot camp and do nothing with it. Then I've seen the others in coaching killing it. I have no affiliation with Lindahl except as a successful student I guess. The program is top notch but it will be up to you to make something of it. They can't hold your hand but they can teach you and lead you. So, the final question you'll need to ask is if you are the right person for this...

You need to partner with an entrepreneur You stated you have the time, the money and the credit. You left out Entrepreneurship. I have a graph that has Time, Money, Experience and Entrepreneurship on it that I teach on for real estate investment success. What's the most important? Read Richard Branson's Losing my Virginity book. (It doesn't get political). This book actually changed my life. I'll get to the point here - but you still need to read it!: PARTNER UP. Take 50% of something with someone who will make it happen. Later, you can go on your own. Good Luck Tim

Let's get a coffee and discuss. Maybe we can help each other. I've done similar over the past several years and now I only buy multifamily out of state (I'm also in LA). I have a formula for success that I have developed by trial and error and education. I develop/ flip in the Pasadena area and buy and hold out of state. Let me know if you can meet in my area.

$50k won't get you a house hack in LA area. Out of state yes but you need to really know what you are doing. I have other opportunities to invest "with others" for now until you know enough and/or have enough capital to do on your own. Contact me if interested to hear more

I'd say don't be afraid to buy a rental first! We are in a very high priced market especially in southern Cal, where you live. But you can still find positive cash flow rentals. There will be a correction coming, when I don't know, but how cool will that be if you buy your primary then and save $80k (for instance). The American Dream should be passive income. There are lots of benefits of owning your own home but why first? Who says? Your banker, mortgage lender, realtor???

@Christian Cascone Well said. I will be attending the David Lindahl UP9 event with my wife this year. Would love to connect. I was in the coaching program of Lindahl back in 2009 and have been to several different events but not this one.  There are many quality people to meet and network with as you say.
