Hello @Jaron Walling, thank you for the great info. To answer some of your questions, I’ve been in it for 9 years my intention was just to live there but then I got the investing bug so not I’m seeing what options I have. My house would easily rent for $3500 or more after speaking to a few agents.

I am currently in the Process of renovating my primary home. Ill be adding 250 sqft of space on top of updating everything and possibly adding another bathroom. Houses in my development have sold as high as 585k, my house was appraised for 475k as is. I took out a Heloc I owe 230k on the house and I plan on spending 100k updating making my total in 330k. Im trying to force the appreciation to do a cashout refi and pay of the entire loan and pull out possibly 100k. Should I live in this house after and buy more property with the 100k or rent it out move and try to buy more property, the only problem is my area is so expensive a new mortgage would be more then what im paying now. Would love any and all advice. Thank you for your time and knowledge.

Hello, looking to potentially use a hard money lender in NJ. Can anyone recommend some stand up lenders I can speak to? Also if any NJ agents that are familiar with using these and transitioning out of them can reach out for some advice and education that would be great seeing that I will need an investor Friendly agent over here to help guide me through everything. Looking to build a solid team over here if possible.

Hello, thank you for the reply. I plan on traveling to where I find a property worth investing in.

I’m sure I can invest somewhat closer to me but it’s very pricey I’m in NJ. I wouldn’t mind the tri state. 
as for the light cosmetic that just means not a full gut job. I don’t mind adding a new kitchen or bathroom but I don’t what to do the whole entire house again. If that makes more sense though by all means I’m open as I am brand new to this game. Look foward to connecting.

@Jaycee Greene I’m going to lean on a team I build for that as well as the pictures and the videos I can do majority of the fixing myself if I was there so I kind of know what cost what just have to see prices based on the location. Can you help?

No specific reason, just seems like cities that are trending upward and a price point I can potentially cashflow and appreciate with. I’m open to suggestions and advice.
