The property type doesn't matter. I do commercial loans on SFR, Condos, 2 units and larger all the time. If I had to guess I'd say the seller is avoiding strict FHA type requirements -or- wants a more sure thing. Chris M was on point above.

80%+ LTV will hurt your rate a touch but possible with solid credit. Depending on your other debt/collateral we could help you with a line of credit (unsecured or secured). We get 100 calls a week for 0% down deals so it's refreshing to see someone realistic with a plan and goals!

Taryn,  I am new here but not new to investment RE.   Why partner?   Much like what you see on Shark Tank giving up equity (dilutive financing) is often the most expensive form of financing available.  Take a fix n' flip loan, hard money, or borrow from family if at all possible.
