Thank you both for the inputs. I have been doing some more research and have formulated a task list and questions to ask the realtor, zoning, board of health as well as sewage/electricity.

For financing, I will use cash for at least 20% of the loan and find out more on how to finance land without having a structured building.

Hello everyone,

My name is Tim and I am just starting out on my real estate journey. I found a piece of land in Desert Hot Springs, CA that I am thinking about purchasing. It is near palm springs and I was thinking in the future to place a modular container home. It's a residential plot of land. I figured that worst case would be that I have land that I am paying for a few hundred per month. My question is, is buying land a good investment? 

Any comments or advise would be greatly appreciated.
