My family and I are moving to San Diego, CA in the near future. We are interested in purchasing a home to live in, fix up, and then rent out. I have some concerns about the purchase price of the home and how much we can actually collect in rent each month. We have a house in VA that has a pretty good cash flow each month. We are looking in the Poway, San Carlos, and Chula Vista area. I am not sure if it is smarter to buy a house in one of these areas or look for something closer to one of the beach areas where the home prices are of course higher but where we may be able to charge more rent. Any advice would be greatly appreciated or if anyone has any areas they recommend looking into.

Thank you
