@John Boychuk I'm only looking at vacant properties so you or your realtor can get the access code and look at them anytime day or night. However it's a colossal waste of time but is a good learning experience for a noob. If its an occupied property you need to factor in eviction costs/time and you will likely have no interior access so rehab costs are a complete unknown. Search forums for strategies on occupied homes bought at auction, its outside my wheelhouse.

@Blaine Alger hubzu.com is hard because its listings are public. Your competing with other investors and homeowners. How it's done from your office: 1. determine ARV. 2. Guess rehab budget from pictures. 3. Put together rough holding costs/run the numbers in you flip spreadsheet. 4. Bid until you hit your MAO, with inspection contingency. 5. If you win the bid, go to the house and confirm rehab budget and holding timeline. 6. Backout or proceed to closing. I have looked at a lot of these and most are bid up past my MAO or my MAO doesn't meet the auction reserve. At which point it comes around for another auction. I see the same houses pop up over and over until they sell. Don't waste your time looking at them prior to winning the bid.

Hi everyone, I had an initial call and it was lot of fluff and what are your dreams and goals types of questions. Here's the pitch, 1) the give you 9 hour long sessions of webinar type class room. 2) There is a call center with successful investors that are accessible 60 hours per week (why are a bunch of millionaires sitting around a call center?) 3) You will get "one real estate transaction done" and they will work with you until you do. You get all of this for the price of $4,999. I decided it wasn't worth it but you may think otherwise.
