Ok BP, so I wanna reach out to a few hard money lenders to have my money in place once I start getting properties. But want to make sure I was asking the right questions when vetting the HML. So far here are the questions I have come up with.

1. What are your requirements

2. How much do they lend (full ARV or a %)

3. What are your interest rates and do you have any points

4. If I go over the rehab timeline, how much additional would that be

5. Once approved, when would funds be available and would it be full agreed amt.

If I'm missing any additional questions (which I'm sure I am) PLEASE let me know!

Thanks for the advice Jon. And totally make sense that they nor I wanna waste time. I was thinking that having working with a few diffenent ones to widen my net and team.

@Chad Carrodus, thanks for the advice! Yeah I thought about online ads (FB and maybe IG), but didn't know how I would set that up.

Also debated on sending out maybe 300 and see what comes back from that.

Ok so I'm looking for some a few direct mail services that won't set me back a few hard earned pennies.

I've looked into Yellow Letters, Direct2Mail, and even USPS and to send out 500 postcards it was cost to $500!

Does that sound right?
Does anyone have any that they use?

Hey what's up BP family?

While I was out driving for dollars once I found a house that was abandon (high grass, boarded windows, and note on the front door). So once I got back home I looked it up on my county auditors site and county recorder. And got the name of the owner... now I just need to get some info on him.

Any know any job sites I can use to look them up?

For me I would say the lack of coaching/mentor. I'm not afraid to jump in and start making things happen and I know that with the right deal the money will come.
