You can get a copy of a lease agreement from the Justice of the Peace in Watson (by Pizza Place). I've used that one in the past and know several landlords in the Denham area who use it as well.

Thanks! @Kevin Hunter I have the bank info, and although it's not listed yet, I'm going to give them a call and see if I can talk to someone. The strange thing is, this property has been in the banks possession for well over a year. Yard and landscaping being kept up, the whole nine yards. My hope was to get a jump on it (if possible) before it was listed. This house will sell within days of hitting the market, no doubt. We took on some serious flooding in August, 2016, and this was one of only 7 in my neighborhood of over 150 homes that did not get water. Hopefully, I can make something happen, and I appreciate the info very much!

Who has tips/tricks on submitting an offer on a REO property? I've had my eye on one in my neighborhood since I moved in over 2 years ago. Still vacant, still being kept up at the expense of the bank. I know what bank owns it, and that's about all. Would be a great property to get under market value.

Any feedback helps. ZERO experience with REO.

@Lloyd Lind Yes sir, I'm with Keller Williams Premier Partners here in Denham Springs, LA. They sent some people over immediately to help us out after the flood and were great at letting us know what to expect. It's been a challenge to say the least, but I really can't complain. I learned a TON from this experience, and it's only going to help me in my business going forward. Not to mention the thousands of investment opportunities that will be popping up for the next few years. 

Thanks for the info! I haven't run across that situation just yet, most houses got under 2 feet of water, so the parish didn't cut the utilities off in (most) cases. The homes that got 4ft and above I believe had their meters pulled.

Hey guys,

I'm New to the group, excited about learning. I'm a licensed agent. I have plenty of RE sales under my belt, but no investments yet. We recently saw some devastating floods in my market (August 2016) and the opportunity to scoop up deals is literally all around me (my house flooded also). Looking forward to learning as much as possible and (hopefully) mitigating any terrible mistakes.
