How do people make credibility packets to show to wholesalers, prospective property owners, or hard money lenders when you are new to investing?  My hope is to grow relationships with local wholesalers as well as talking directly to people who are in pre-foreclosure.  What is the best way to let them know you are for real even though you don't have dozens of flips to show them?

Hello All!!!!

I am trying to change gears a bit from casual real estate professional to full time investor.  Currently I am an engineer but my passion is real estate and making delicious beer. I have been an agent part time for about 3 years and have one successful flip under my belt. Additionally, I make an IPA using cluster hops that will make you never want commercial beer again.

My goal is to flip properties to generate cash then buy-and-hold with the proceeds.

My hope for this site is to learn more about the business side and also meet wholesalers and possibly hard money lenders. I already have a good relationship with a HML but I am open to more options.

Additionally, if you are home brewer or in my neighborhood and just want to try some amazing home brew, hit me up :)
