Exactly Eric!  That's why I'd like to find multi family in AZ and get a little less in return if necessary. 

Well, I'd like it to be in Arizona.  Have a decent sized 1031 in works.  Part of my dilemma is, I'd like it to be close so I can manage it. I could probably go buy 15-20 separate units locally, but that would be harder to manage.  So is it better to buy out of state and have someone manage.

Working on a decent sized 1031 coming up. Having a hard time finding multi family properties. Is there a better way than typical real estate search engine?

@Dave Foster Thank you very much for your input. Do you think it would be better to have two different contracts on relinquished properties. One for 1031 and one for non 1031?

@Timothy Cox so to clarify, would this somehow be considered 1 transaction. From what I understand, if it's 1 transaction any money not going to 1031 is considered profit dollars first.

The properties we don't want to do 1031 have a lesser gain.

Hi, want to put part into 1031 and part not. Was thinking of doing two transactions. Some have a big gain. Those go to 1031. Others have smaller gain. Those not into 1031 so we can have some free and clear money. Will this work?
