Hi everyone I am a house flipper in Akron Ohio. I was looking to do some more flips this summer I have a property in mind. Total investment should be 30,500 after repairs. I have a contractor who estimated he could do the repairs in 30 days. I think if we market it at 90% of the ARV it should take 2-4 months to sell with 10,372 profit. I am a realtor who can find good flips and can market the property and manage the design and repairs. I have experience flipping houses and also with rentals. I am looking for a cash investor whom I can get to know and possibly work with. We would split the profits. What steps should I take to find and ensure a good partnership.

You can generally about 50% of the time get it 20% off list price if its been on market for a while and its bank owned.

Every house you see does not have to work. This one at listing price will make you no profit. The only way to make any profit is to get the price lowered. Unless you can get it lowered by 40 + I don't think it would be worth it. Find a better deal. You never know what unexpected expenses will come up.

I Just acquired a move in ready home and am motivated to move quickly. It is a 2 bed 1 bath. Big fenced in yard with fridge and stove. New roof and newer plumbing.

I am asking 16,000 for it I am motivated and am willing to negotiate. Market rents in the area for 2 beds are between 500 and 550. Taxes are 900 a year.

If you can get a long term loan with a fair interest rate that seems like a good deal. Even at 100,000 total invested It seems like it will cash flow fairly nicely, You also will have equity if you want to sell. I'm assuming taxes and insurance are no more then 4,000 a year and that you can indeed get 500 a unit. With such a small down payment the ROI on your cash invested is so high possibly as high as 300% a year or thousands of percents if fliped.

I know of a fantastic deal on a 22 unit. The thing is it needs completely rehabbed. The whole thing would cost 300,000 all together. It would have an instant 100 to 200,000 equity after being fixed up. The rental ROI would be 20% and cash on cash returns of 20%. It could afford paying 12% interest on the 300,000 each year for 20 years until the loan is payed off and still make a sizable profit each month. My question is I have the deal how do I get it done. It is a sizable amount of money needed and don't know how to finance it my personal income is not enough.
