Yeah I would be interested in seeing them. I am not in the situation to act on anything, but I would like to see a real example of a potential good deal.

I will be ETSing.

Have you thought about a transition to ARNG if ETSing?

I have thought about it but not seriously. Do you have any input from your experience?

Where are you from originally, do you plan on going back there?

I am originally from Oregon and my first thought was to go back to my hometown, but the MF home market does not look nearly as good as other areas. There are very few multi-family homes.

Do you have GI bill available and plan on using it?

I do have the GI bill, and it is very likely that I will be using the GI bill along with part-time work.

Those are some fundamental questions to ask first to help narrow down your search for where to settle down, and then how to maximize that with real estate.

I agree, I think when it comes down to it I just need to decide for myself where is best for me to be. I just need the time to mull it over for it to become clear.

TX and the TX ARNG has been good to me and helped ease the transition from active duty.

My gut is telling me that TX is a good place to be. I was stationed at FT Hood and I am thinking of going back to TX.

Thank you for the replies, I definitely will be taking advantage of VA loan opportunities.

@Daniel Ramirez I am deployed currently, but my duty station is Ft. Belvoir, VA. I agree with what you have to say about buying at my current duty station. I initially crossed off the idea because the area is quite expensive, I will keep looking and get to know the area better. I may sacrifice some commute time for the remainder of my time to get into a location that works for me.

I am currently deployed active duty in the Army and I am planning on leaving the military in the next two years. I have been researching, saving and planning to invest in rentals with a househack for my first purchase. I am specifically looking into buying a 4-plex for my first property around the $200k range.

I am looking for anyones input on how you would go about choosing a location to move to and starting out rental investing. Some areas I have been looking at are San Antonio TX, Louisville KY, Cleveland OH. I am not hooked on any one place seeing that I can move  anywhere once I transition out of the military. I am looking at areas that have a wide selection of multi-family homes. I want to have hands-on light renovation of my first place for some re-appraisal value. One concern I have is moving to a location expecting through research that there are good opportunities with MF homes and it ends up not being the case once I get there. Another concern I have is that even though I have a good chunk of money saved I may not qualify for a loan since I will be jobless for a time as I am transitioning.

I appreciate any input as to what you would do in my shoes, thank you.
