Can I send an email to my friends and family and invite them to invest with me without getting in trouble with the SEC?

I tend to agree with Tanner. Personally, I would prefer to keep the funds from that property coming in assuming the numbers will work for me once I do a cash out refi.

Tanner I'm not sure what 2/5 is. Could you explain?

I am currently working on 14.5k monthly CF by 08/22 by doing a cash out refi on 4 SFRs, an a 11 unit, complete rehab on a 4 unit and 2 sfrs. I am at 8.3k now w/40 units and a couple of lots. Increase cash reserves 50k. Test market the air bnb space with some of my current units also buy a couple mobile homes to put on the lots. That should just about do it.

@Thomas J Mele

Why wouldn't you? As long as the numbers work and you are still profitable after the refi.

@Douglas Spence

I like your logic! The best time was years ago...the second best time is now!

Thanks Jaron for your reply. I've worked hard to get my cc debts paid off and restore my credit score to the mid 750s. I am proud to say that they are all paid in full now! My next steps are to find the best solution for refinancing and a LOC for my business. After that my next goal is multifamily investing.
