I have several postings about Smartland in forum. I have purchased several homes from them since 2015. The homes are renovated well. There have been no maintenance costs. They screen tenants very well. There has been no turnover, late rent or any other tenant issues. I plan to continue investing with them. I was hesitant to begin real estate investing and researched lots of different opportunities. I am local to Cleveland and learned about Smartland through BiggerPockets. I met with Steven Gesis and others on the Smartland team and felt very confident making my first investment in a turnkey property in April 2015. The houses were in much better shape than other rental homes for sale that I looked at in the area. Smartland helped me picked out a property that made the most sense for my budget and investing goals. I purchased my second turnkey from Smartland in November 2015 and I am preparing to hopefully purchase my third soon. I still occasionally look at other opportunities but haven't seen anything that I would be nearly as comfortable with. Smartland's property management has definitely surpassed my expectations too. In particular, they are very thorough in screening tenants so that there will be little hassles or turnover. And there seems to be good demand by potential tenants for homes that Smartland has renovated and is managing. Thanks for the podcast suggestion. I will definitely listen to it. And thanks for the company recommendation and link. I didn't realize that I could work with someone who is not in Ohio. I really appreciate your suggestions.

I am looking for a recommendation for a lawyer to help set up my LLC's as an asset protection strategy. I live in a suburb on the east side of Cleveland and would prefer, but not require, that the lawyer has an office on the east side. Thanks.

I am in the same exact situation as you. I live on the east side of Cleveland. I am looking to make my first investment purchase somewhere in the east suburbs/heights. I am relatively new to bigger pockets and starting to figure out where the best newby information is. Just this week, I have made my first calls to realtors, lendors, and sellers. Very exciting (buy the butterflies in my stomach are now going crazy)!

We should definitely share good leads for getting started in RE investing on the east side of Cleveland. Based on my experience so far, I highly recommend listening to the biggerpocket podcasts whenever you have time and getting the free ebook from biggerpockets called the Ultimate Beginner's Guide to RE investing.
