i'm currently looking for handymen and contractors to flip properties within and around Augusta GA. if you are or know a quality handyman or contractor please mention me here or DM me. I am willing to pay a referral fee of $1,000 if the contractor/handyman you referred works with me. if you are a contractor/handyman, I am willing to pay bonuses for a job well done and I always pay on time.

found my first partner! we are both ambitious, similiar age (young) and eager to get into real estate! at the moment we are looking to flip in the Augusta GA area and are still building up our network!

my biggest concern with the relationship going forward is i want both of us to be legally protected from hurting each other. so how can i do that? thanks BP members in advance

hi everyone, thanks for the help in advance. i just bought a 4 bedroom 2 bath three story property in augusta GA. in the basement is a perfect place to simply put in a door and a lock blocking it off from the rest of the house and living there while i rent out the 2 top floors.

the two top floors have a kitchen, dining room, great room on the main floor and on the top level 2 bedrooms and a bath. rentometer gave me a score of $900 a month for a 2 bedroom 1 bath, but it is not factoring the 2 stories, dining room and great room. so my question is, because of two stories, the dining room and the great room how much will that allow me to increase rent by and how could i find this for myself in the future? appreciate all the help again.

i'm in augusta, georgia and i'd like to really get to know the area and network with fellow investors, contractors, wholesalers, etc. i have a good amount of capital starting out here and a good base of knowledge! if you live in the area or close to it, feel free to give me a DM! 

@Zack Karp hey thanks for the advice! i'll definitely look around for better financing options then. honestly i would like to buy more than one rental property eventually using the VA, and FHA loan, but when you say investors or VA lending, who do you mean? hard money lenders?

not a bad idea, i was insistent on trying to use the VA loan but if it means a better deal trying FHA maybe i can do that. only issue is every inquiry hurts my credit score. used to be a 720 and now it's a 690 after just 2 inquiries. pretty annoying.

hi everyone, been lurking here for awhile and decided to do my first real estate deal! i have the benefit of the VA loan and my friend that is on pretty much the same pay was given up to 350K loan with the VA loan, so i figured it would be easy for me to secure that financing and get a nice quadplex. boy was i wrong... the bank is only willing to give me a 150K loan (which is weird as i also have similiar credit to my buddy) and living in augusta georgia everything that is multifamily is very expensive and old. the cheapest duplex i could find was 180K and in disrepair, so i decided perhaps i could just buy a single family home and have roommates/ split the house/ ADU. but i can't even get quotes from local construction companies until i own the home apparently. so i don't think i can calculate the expenses until after i buy the home.

so based on the situation i'm reaching out for help on the forums. any advice is appreciated!
