Close to University of Dayton and neighboring to Oakwood Village(which is arguably the most affluent area in the Dayton MSA). Belmont, like a lot of Dayton pockets is stable and will continue to be such. Don't bet on massive appreciation but feel good  about no major swings to the downside either.

Agreed, land value at best, especially with vacant retail/restaurant space.
