What's your day job? Do you have time to devote to finding deals and being an investor. Can I tile a floor, sure, however it takes me away from finding the next deal and generating income. Sometimes it is actually cheaper and more beneficial to pay a professional.

 I was recently laid off from my job of 16 years so my time, at this point, is fairly unlimited.

Bottom line, construction is a long way from keeping up with demand.

 I'd honestly be okay with the supply would balance out a bit.  Meaning, I'd be perfectly okay with the amount of people moving to this state to diminish substantially. Traffic is a nightmare.

I want it not necessarily to become a realtor, but more so to provide a slight advantage to myself financially to both the purchasing and selling of real estate but also to gain access to MLS listing.

First, I'd like to ask if this is even adventitious as a real estate investor or if I'd be merely wasting time and money?  

Second, If anyone could refer to a good school that is affordable and actually helps you pass the test?  I just want to make sure I use an accredited school.

Thanks to each and everyone.  My wife surely would prefer that I have a W2, but I've been planning for some time for this to be my business so I should not squander my opportunity.  Fortunately, we have very little debt and one of our rentals is fully paid off so that income is pure residual.  I plan on getting my realtor license to mitigate cost on that front while also educating me on the nuances of the market.  I appreciate all the insight.. Please, keep them coming.

Good day, everyone.

I currently have a couple of rental properties but have been reluctant to expand my real estate holdings.  Nerves mainly, but as of February 29th, I was laid off from my primary job and since, have had major difficulty in locating a new job. Denver's job market is good but so is the influx of people.  Saturating the job market.  This has motivated me to look at making real estate investing my primary job going forward..  Yet, that whole nervous thing still resides with me.  So I'm looking for help.  As much as I can soak up! I love data and information so anything you folks can provide to help a fella out, I'd greatly appreciate it!
