I would like some feedback. I'm interested in doing an apartment coaching program, I'm deciding between Think Multifamily (Mark Kenney) and the Jake and Gino Program.  

I've been investing in SFR and small MFR for over 20 years, I'm interested in moving some of those rentals (a lot in northern california) into some apartment complexes in other states. I'd like some training in reviewing the numbers (I have done a few 15-30 units in the past) but more training on finding properties and analysing the markets.

I appreciate the feedback.

Hi Guys,  I signed up with Tom and OCD in the end of April (started leads in May).  Here is the good and bad.  First I should let you know I've been a full time investor/broker for about 20 years in Norcal.   I signed up for their system not for their real estate knowledge but for their marketing expertise.   The first month I received over 60 leads  (keep in mind Nor Cal is a very tough market).  The amount of leads I received was incredible,  much better than any other system I've used over the last 20 years.   Now the bad,  I have yet to make a deal off of their leads,  most of their leads are people wanting much more than market for the property.  So of the leads are dead (but that is standard for the business).  

My question that I keep asking myself is,  are internet based leads have the same quality as the ones I've received from letter?  or more so, how motivated are these sellers?   If someone follows an internet lead are they already looking at other sites and my opportunity is gone?   

I will say that the systems he has in place are VERY GOOD.  Being he has an accounting background he is very systematic about his approach (helpful for me,  not necessarily for everyone).    He is also very open to sharing his systems with you and showing how to do it on your own (once you sign up).  I ever flew back to Boston for his 3 day summit.   I have about 2 more weeks on his system and have yet to decide if I will pay for his marketing again (if I close a deal from it I definitely would). 

So to summarize:

PRO:   he is an honest guy,  he produces tons of leads and has a great system that you can copy,   

CON:   I'm unsure about the quality of the leads,  but in this business there is no way of guaranteeing great leads.  If you want leads to come to you to work without having to spend a ton of time setting up a system he is probably the way to go.
