I am looking for a JV partner in the metro Nashville, TN market. I am trying to scale my company and increase my portfolio. I have a lead on a rental portfolio in Jackson, TN that contains 160 SFR homes and 11 vacant lots. Currently only 50 are vacant. This portfolio is worth $10M but can be purchased for $8M or less. Has a property management that can be kept or replaced. I would like serious investor responses only. I am in rehabs/flips, multi family units, commercial properties, etc. Please contact me and I look forward to working with you~!

Lakeitha,  getting the record sealed is a great first step.  That process alone will keep your past criminal history confidential to ANYONE!  I hope you did your research to see if you are eligible to get the records sealed.  It seems like a fairly easy process in Arkansas that you can do yourself but I would recommend getting an attorney.  I suggest getting an attorney particularly so that you can be advised that who can actually see your records even though they may have been sealed.  Arkansas is one of the few states that does allow certain employers to review sealed records!  Make sure that your are eligible before you waste the time and money.  I agree with others that you do not need a real estate license to be a real estate investor.  I would suggest that you build close working relationships with agents in your area.  I wish you all of the best and hope you continue to grow and pay it forward!  Happy investing!

This sounds like an ingenious way to finance.  The only downside it seems is that if you should happen to default on a property (Heaven forbid!) the bank can come after the primary residence. Given the numbers that you are producing monthly plus the good tenant track record that seems like a slim chance of happening!  Great Job for you guys and thanks for sharing!
