Ross, waiting might be a thought if you knew when the next crisis hits. But you don't!  I would say the most important thing is to find a house that checks of all the desireability and location boxes.  North and west are better, relatively speaking....  A side by side is rare but very sought after.  A nice garage perhaps?  A three bedroom vs two 2's?  Look for the one that is most resistive to taking a hit if the market tanks.  Even if real estate does drop a bit it should not in any way be as bad as the last time! Sooooo!  Don't wait, just be selective!  Good luck!

@Mandi Martinez...Mandy, that color...by itself...is very nice. More of a medium slate blue. Depending on the roof, entry and window trim, etc, it could be great! Post a picture! Lots go into that first impression! Good luck!

Second time around...short story, started 3 years ago at 60. Have 7 units, 2 duplex's and 1 single family. We have dbl'd my pension folding money. Out criteria is to only buy places we would live in if the situation warranted. It's been great, but now harder to find at the great prices we managed to get. We upgrade, charge top rents, vet the heck out of apps, and do our own property management because it is simple with updated structures and awesome, professional tenants. "Take your time to be fast", a wise sailor once told me....

Great place! Looking all the time...need to drive for dollars, they are snapped up before they get to market except for the turnkeys.

About me:

Towards the end of a long rewarding career on the Cuyahoga Falls Fire Department and as a Rescue Squad Officer on DHS/FEMA Ohio Task Force One, I began investing in real estate, both from a rehab/turn-over and a buy-and-hold approach. I found that I loved the chase and the process of the purchase/sale and decided to become a realtor. I am also currently in pursuit of both multi-unit properties to generate cash flow and Looking for good SFH flip or BRRR opportunities. Additionally I am working diligently to build my sales business and pass on the knowledge and experience I have gained as a real estate entrepreneur to my clients... as a Professional Realtor. Your goals become mine...and we will enjoy the chase together.

Personal Interests:

Along with the aforementioned "chase", I truly enjoy backpacking, hiking and biking for the sensory and fitness aspects… anything outdoors, really. I long for lazy weeks with my wife and grown children at Cape Hatteras and love the National Parks, especially Yellowstone where I worked as a U.S. Park Ranger for the summer of 2013 at Old Faithful. (A bucket list item...) and now at Cuyahoga Valley National Park here in Ohio.  I keep my paramedic license current by giving back to the community where I live and work though the Bath Fire Department as a part-time Fire-Medic. A long journey has now taken me here, where I have both a great and personal interest in Real Estate in this new stage of my life. The transition to a full-time realtor/investor is well on the way!
