@Amanda Janes - Thanks for sharing "Timestamp Camera Free." Someone earlier suggested having the tenant sign a checklist after making note of everything they see. That should suffice for the future and this situation won't go to a collection agency (whew).

@Jonathan W. -  There are a lot of chips/dents in the door frame but I'll look into plastic wood.

@Nicholas Salnicky - He did pay a deposit. Now it's a matter of how much it'll be deducted due to repair costs

@Bjorn Ahlblad, sorry for not making it clear. I collected a deposit before they moved in. Now is a matter of deducting it due to damages.

Another amateur question: How do you include a video into the lease contract? Do you upload it to Youtube and include a screen shot of the video title and upload date into the lease contract?

The tenant gave me two weeks notice before moving out even though the contract states 30 days. But these two issues are mutually exclusive.

Hi everyone,

A tenant is moving out and I noticed some damages such as dented/chipped door frame, possibly happened when he moved his furnitures in. I brought this up and he casually brushed it off saying something along the lines of "it was already there, he never notices it, it's not much to fix." He'll be moving out within the next few days and I'll do a full inspection then. I'm a fairly new landlord and next time I'm thinking of including a video and/or photos of the room's condition to the contract.

My questions are:

1) What's a good way to handle this as a landlord if he ends up refusing to pay for damages? Hopefully there's no more.

2) What are some precautionary steps you take to avoid dispute, ambiguity (he said, she said) or situations like this?

Appreciate the input @Troy. My debate between audio vs text is mainly for convenience/efficiency. Listening to a book at 1.5x speed while driving for example could save a lot of time. But it wouldn't be ideal for books with infographics/illustrations.

Hi everyone,

First time posting and just started learning more about real estate investments. I'm sure there are books the community recommends, but are there certain books that need to be read (often ones with graphs, charts, illustrations) and ones that can be as insightful in audio form? 

For example, would David Greene's Long-Distance Real Estate Investing be suitable for audio?
