I will throw in my 2 cents.  That area is extremely bad and I would stay away and not think twice.  The rent of $900 a month is a joke.  You could only get $550-650 a month for those.  You would have so many problems you would have to move here to take care of it.  There are deals all around KC you just have to know the pockets they lay in.  Stay away from this one though it is a pipe dream!

deals are hard to come by. Multi-family units are on the market less than 2 days. Wholesalers have way less inventory than 6 months ago. Prices are rising rising rising but so are rents. Feeling VERY TOPPY!

Recent local article shows this area is not expected to appreciate in value until 2023. Again stay away. There is better money in Grandview, Belton, Raymore, and plenty of others. The area is crime ridden and will continue to be depressed in value. Those that do business there know the tenant base is sketchy at best. I live in South KC and have passed up dozens of "deals" there. Never have seen or heard anything good. Numbers might look nice in the surface but be prepared for ****** tenants and lots of crime.

I live in South Kansas City and am heavily invested in Grandview . I would tell you to stay away from that area . There is better money in better areas .

I gutted 2 4 plexes and was at 22k per unit. That was new everything and I mean everything. Windows, roif, gutters, appliances, bathrooms, kitchens, HVAC. Literally everything.
