Hey @Evan Wiesner, thanks for your response and suggestions. I have been trying your setting at lower price strategy and like you said, most of my listings have been going way higher than asking, but I can show I set it according and the market drove the price up...Thx again

hey HP,

Washington DC, Virginia, Maryland REI here. My fix and flip properties have been appraising consistently low recently. My Renovated properties have been going under contract fast, but when its time for appraisal, every single one recently has appraised 10K plus less than contract price leaving a total mess for me. Is this happening to anyone else in the area on a frequent basis recently? Any advice on this matter? As you can imagine it is super frustrating. Thanks.

thanks for the reply. Yeah, that's why I am thinking I should of done a non online course for more guidance. Hopefully the practice test will point me in the right direction. Yes, this did give me some confidence, haha Metes and Bounds are the worst!

Hey BP,

I am a long time investor and have decided to go ahead and get my real estate license in Virginia, then eventually DC and MD. I'm going through the online Moseley real estate school, just started yesterday looking at the study content. Any tips, resources or suggestions from VA realtors on how to be the most efficient with my study time? trying to get through this as quickly as I can.
