   I am not looking to evict I am looking to provide a choice to the tenant because I am thinking of the health issues. What are my options besides giving the tenant the choice to leave? I have no choice but to fix the structural and plumbing issues or there will be other safety issues if I don’t. I have a great record for being a respectable and fair landlord and I am trying to continue this with proving options as well as remain within the laws of tenant and landlord This is a month to month tenant who wants a new bathroom

I am doing a remodel where I am removing plaster and laths. My up stairs tenant is complaining she is allergic to the dust and I need to remodel both bathroom before I can finish up down stairs because both bathrooms share same drain lines. My concern is some type of hospital bills or other major re-percussions. I want to give some type of legal notice that I cant get sued or she has 60 days to vacate. How does one do this ?

I spend 6 hours a month  looking at 3 different credit card accounts, 3 different checking accounts, scanning receipts, tracking mileage  and filling in  Excel income and expense sheets.

Tenant signed lease (No pets, No smoking) They moved in with 2 cats and 2 dogs. The place reeks to cat urine. So I fined them $100 and raise the rent $50 per month. So they moved out. Before they left they painted the place flat white to hide smoke damage and urine smell. I re-rented it with no pets and no smoking. New tenet refused to move because of the smell. I'm out $2000 to replace older carpeting $200 in base molding $850 in lost rent $275 in unpaid water bill $60 in semi gloss paint And 80 hours of my labor -$850 security deposit Now they're threatening to take me to court for their security deposit back. What do I do now?
