My name is Tim and I run Home Sweet Home, LLC a TN limited liability company. Old investor, new to BP. Started investing in 2001 in the Nashville and Clarksville area of middle TN. Focus on SFR single-family residential homes. I work with a small group of investors who have purchased 95 properties. Every one cash flow positive. Very conservative approach.

Home Sweet Home, LLC has paid every investor a check every month for 19 years at 15% annual cash on cash, or more. Middle TN market has exploded and become very hard to create cash flow with the current prices. So we are moving into northern Alabama.

Currently looking for agents who are familiar with HUD/VA/other foreclosures to help source homes.

I wish that the info on BP had been available in 2001. I had to travel the country going to seminars, and read dozens of books and listen to hundreds of hours of audio's to get the info that is on this website.

At age 37 I was a $10 an hour factory employee. Found a mentor who taught me how to think like a business owner and create enough self employed income to quit the job. Met Robert & Kim Kiyosaki in the late 90's when he had just self published and sold about 1000 copies of Rich Dad Poor Dad and he introduced me to the person that he invested with in SFR homes. I bought that guys system and went to work. Have not had a job working for another man in over 20 years.

Good luck to all of you newbies. I am not a real estate guru, trainer, educator, etc. I just mind my own business and help my investors earn a good return, and wake up in the mornings when I am finished sleeping with enough passive residual income that I know all the bills are paid even if I do not get out of bed.
