I think you meant to address the following paragraph to David:

Tim, I have to disagree with your assessment on TK providers. No question there are some bad ones but I think as the industry has matured, a lot of the bad ones have been forced out. The crooks don't last too long in this business. I agree that some focus on lower end neighborhoods. That's one of the first things anyone should look at when vetting a turn key company. Most of the good TK companies, and there are several of them right here on BP, focus on higher class assets and stay out of the low end, cheap neighborhoods.

I have nothing but good things to say about my experiences with my TK provider so far. I am trying to keep myself out of trouble.

Thanks for the advice Sterling White.  This forum is awesome.  When I read my own original post I realize, I'm not that clear on what I'm looking for.  

I bought my first house in Dallas with Memphis Invest about 3 months ago.  I was so happy with MI that I will now close with my second house in Houston on July 21, and my 3rd house on July 21 (both with Memphis Invest as well.)  Obviously a big fan of MI, and actually sent Chris Clothier an email last week how happy I am with his employees.  If I am looking for any more houses in Houston, Dallas, or Memphis I will go through them again I suspect (no disrespect to other TK providers in those cities, but I have been happy with the service MI has provided. Again I want to emphasize that I absolutely mean no disrespect to other TK providers.)

I have already spoken with JWB, and anticipate using them soon.  

When I said diversify, I guess I mean that I am looking for top TK providers (preferably that also do property management like MI and JWB) in other cities like St. Louis, Kansas City, Indy, or any other city for that matter that has a high Gross metro product, high metro statistical area, a low housing affordability index, and stable job markets with preferably multiple diversified industries (kinda like Memphis).

Thanks everybody for the great advice, and the kind words.  While I am good at my profession, I  am definitely new to this real estate thing, and can't stop reading about it.  Great website!

Just joined BP 2 days ago. Very busy with work and family life, and don't have much time for doing a ton of research.  Looking for opinions from members of top 5 Turnkey providers.  Just invested with Memphis Invest about 3 months ago, and have been very happy, but looking to diversify.  Thanks in advance for any suggestions. Please list 5 most reputable/successful TK providers in your opinions.
