@Jim K. Always appreciate your advice and wisdom.  I'm learning a lot from you : )  

Hi, I'm looking for some recommendation for some light fixtures for the indoor entrance and the dinning room for my rental.  Anything I should keep in mind when I'm shopping for one?  Any lessons you guys have learned or can give me some that I should avoid?  

Let's say you step into your rental and is downright awful and your tenants are slobs.  What would your first step be?  Would you give them warnings and if so, how many?  At what point would you start the eviction process?  I've never done quarterly inspections before but will start with my next lease.  

Has anyone experience an incident where your tenants lied about the amount of people that would occupy your rental on the lease?  Where there would be one or two more people than originally stated?  How would you combat this?  Surprise visit to the rental?  

Thanks Carolyn Fuller.  May I ask which brand/model you went with and do you supply them with a physical key as a backup?  

I'm tired of changing out my keys or rekeying.  I'm considering going keyless and changing all my deadbolts  (each one is roughly $55).  A concern would be that the batteries would be dead forcing my tenants to be locked out.  However, I have 3 doors for entry to the house so I don't seeing all batteries being dead at once.  Have anyone did this as I would love to hear your feedback on this?

What lessons have you learned in the past to quickly turnaround your house to be ready for another tenant?  I learned to check my property quarterly and to nip things at the start if there are any issues.  

Which method have you found to be the easiest when transferring utilities to your new tenants.  Do you call the utility company, verify your account, dial in the tenants so they can provide their info, and drop off the phone?  Looking for the best way to do this.

What's your preference and why?  My contractor shows me some options and he recommend I go with a lighter stain for rental property.
