Hi All,

I am an aspiring OOS investor from San Diego, looking at the Independence Market for SFH. I have created a deal analyzer on google sheets and was hoping someone could look it over to see if I have it correct. The reason I ask, is when I run the numbers I am seeing a high COC return. Part of me thinks this is why the KC market is so great, and part of me thinks I may have my calculator or estimates wrong. I am seeing COC return anywhere from 11-30%.

Hi David,

I don't have a ton of experience, but I used Ertman Property Inspections on my personal house last year.  They were extremely detailed and I feel like they took the time to go over everything in detail.

Hi All,

New investor here looking to do some out of state investing. Quick, hopefully simple question. When analyzing a deal, do you run the analysis with the mortgage that is before you refinance or after? Isn’t the mortgage going to be higher after you refinance? Just a little confused on that portion. Any other advice for a new investor would be greatly appreciated.
