DM sent @Account Closed. Any insight is appreciated. Thanks so much!

@Michelle Lin, I elected to not go with them as the deal fell through. Interesting through, after I applied they started me out at like 12-13% I think....after holding out they later dropped it to 9.99%.

Hey gang. So actually just spoke with them a few minutes ago. I originally applied for $150k for property acquisition. Got approved for $65K. Very much like a hard money lender, in that initial offer is low and offering to partner up and form a relationship for future deals. They provided me with three options. See below verbatim from recap email from loan officer.

Key Benefits to this Loan:

  • NO interest and NO payment for 85-89 days!!
  • Loan does NOT appear on your personal credit report!!
  • Interest and fees tax deductible for commercial purposes!!
  • Pay loan off at any time with no pre-payment penalty fees!!
  • Work with the company that has lent more money than ANY lending institution in THE USA during the pandemic!!

Option 1:
$65,000.00 Net Loan Proceeds
$1,156.21 Monthly Payment
120 Month Term
13.99% Fixed Interest Rate
$2,995.00 Documentation Fee
$1,950.00 Reimbursable Servicing Fee
$4,550.00 Optional Limited Personal Guaranty
48 Month Lockout
No Pre-Payment Penalty
$74,495.00 Total Financed Amount (Includes Documentation Fee, Reimbursable Servicing Fee, and Optional Limited Personal Guaranty)

Option 2:
$65,000.00 Net Loan Proceeds
$1,225.53 Monthly Payment
96 Month Term
12.49% Fixed Interest Rate
$2,995.00 Documentation Fee
$1,625.00 Reimbursable Servicing Fee
$4,550.00 Optional Limited Personal Guaranty
48 Month Lockout
No Pre-Payment Penalty
$74,170.00 Total Financed Amount (Includes Documentation Fee, Reimbursable Servicing Fee, and Optional Limited Personal Guaranty)

Option 3:
$65,000.00 Net Loan Proceeds
$1,306.04 Monthly Payment
84 Month Term
11.99% Fixed Interest Rate
$2,995.00 Documentation Fee
$1,462.50 Reimbursable Servicing Fee
$4,550.00 Optional Limited Personal Guaranty
48 Month Lockout
No Pre-Payment Penalty
$74,007.50 Total Financed Amount (Includes Documentation Fee, Reimbursable Servicing Fee, and Optional Limited Personal Guaranty)

Overall, I was impressed with the loan officer I talked with. This is a great product for the right person. Unfortunately, it's too little for what I need and the interest property isn't cash flowing that well yet so this deal doesn't make sense for me at this current time. Maybe in a year when I have stabilized and improved cash flow and am able to consider some of the major capital improvements that I want, I will explore this option again.

Hey gang. I'm in the same boat as you guys. Trying to vet them right now. Have sent in some information to them to try and see what rates they can give for a self storage start up.

Hey Chase! Thanks for reaching out! Too funny about your golden retriever. They are such great dogs!

As far as getting started...since my original post I have obtained my real estate broker's license. I will be working part-time as an independent agent for F.C. Tucker Crossroads Realty. I hope to serve clients in the Anderson, New Castle, Muncie areas. I'm excited about the perks that will come with this i.e. MLS access, networking, and gaining experience.

Additionally, in doing so, I have made some connections with an out of state real estate investor who owns a multi-family building in Middletown, where I grew up, and I have moved into the role as property manager for him at his building on February 1. With that said, I started my own property management LLC, L16:10 Property Management, LLC (stands for Luke 16:10 from the Bible). I'm excited about this opportunity as it will allow me to gain some great experience serving tenants, managing properties, understanding finances, etc.

Additionally, while setting up the property management LLC, I went ahead and set up a properties LLC, P90:17 Properties, LLC (stands for Psalm 90:17 from the Bible), which I hope to use as the primary LLC to hold rental property with in the future.

I set up a holdings LLC about 2 years ago, M25:14 Holdings, LLC (stand for Matthew 25:14 from the Bible) when I first started exploring real estate and venturing to tax, sheriff, and commissioner's sales.

I think this is some what of a siloed approach, which helps me keep some clean operational and financial lines. I'm pretty hungry now to really get the ball rolling. Going to explore some more potential networking connections and put my nose to the grind!

How about you? Are you new to REI or have you been involved for a while? Thanks again!

Hello BP! My name is Tim Hall. I live in Anderson, Indiana and I currently am working full time as a Nurse Practitioner and paramedic. My wife, Kayla, and I are both 33. We have a toddler and a Golden retriever (a second toddler). I've felt called for about a year or so now to branch out and pursue some type of entrepreneurial endeavor. I really have taken that time to explore several different things, and it seems time and time again it has come back to get involved with real estate. My wife and I have had some fix and flip experiences incidentally, but never with that being the true intentions. Initially we gutted an apartment above a funeral home that we lived in when we first got married, then a distressed large 5 bedroom home with 7 acres that we successfully purchased on a short sale, renovated, and sold a few years later for a decent profit, a foreclosure home which we just completed a full renovation on and are currently living in, my wife's business office which we bought through an online foreclosure auction was a complete gut and renovation and is working great for her business currently, and most recently a lake cabin which we are renovating currently and hope to start enjoying this spring. All of these were done prior to really having a true interest in performing any business transactions. We just enjoyed it!

I'm about 60 podcasts in now (funny hearing stuff recorded in 2013 & 2014), and I am really enjoying them and learning so much. I've heard over and over to not just have a membership to this website, but to be active and proactive. Today is the day! It's very apparent so far that relationships and being relational is key in the business. So I'm hoping to make some contacts and build relationships through this post and through the website.

In getting started investing, my initial action step is obtaining my realtor license. Through my current professional practice, I know that I work best when I have an education to back up my practice. I feel that this will have multiple benefits for our future endeavors (MLS access, structuring deals, sales experience, etc). I know it's not a necessary step, but feel more comfortable getting started that way. My wife and I would like to first explore flipping in our local area getting purchases at tax lien sales/sheriff sales/commissioner sales/deed sales, given our historical transactions. This would hopefully allow us to get some working capital then incorporate SFR's buy and hold, then possibly explore multi-units. We hope to practice a conservative scale pace since we are still working full time and raising a toddler, having our first property under contract by December 31, 2020. We have some available capital currently with HELOCs on our home and cabin, but may look at some hard money loans to get started.

Rich Dad Poor Dad...WOW! Haha had to read this since almost everyone has listed this as a pivotal book in the podcasts. Really makes me wish I would have started this  process a long time ago. This process has really re-ignited my passion for reading for pleasure, not just medical texts or research journal articles.

I do want to take just a moment to say thanks to all of the contributors to this website. It's amazing to be able to get into a totally new area of business that I have no intentional previous experience in and know that this website is such a vast and deep resource for beginners. So, thanks for all that you do out there!

If anyone knows of any potential real estate investors in the Anderson, New Castle, Muncie Indiana area that you would recommend reaching out to to see about gaining a mentor please let me know. I'm new, but eager.

Looking forward to making new relationships!
