Hey Luka,

Hope you are well. I have considered self managing but wouldn’t know where to begin. have read a lot of conflicting information regarding setting up LLCs for a home rental. How to build out a contract. Weather it’s a good idea to have an attorney write one up if self-managing. Also with a new baby having someone solid to help in the event of something like an HVAC sewer line going out may be helpful (although that’s probably outside of the scope of PM helping address/coordinate).

Currently getting a few things fixed up for the home.

Hey all, 

I just purhchased a larger primary due to a baby on the way. While I can float the expenses I am looking to rent out my current smaller home in East Nashville. Currently I am looking for a property management company that may be a good fit for a first time landlord and am reaching out here to hopefully find some guidance.

While I realize it's a lot to ask I. Would love to speak with anyone in the Nashville area who is willing to talk property management or just rental in general.

It's all going to depend on what you plan on building. What you're describing is very possible. 

It's a bit of a process of getting something re zoned. Cleveland Bain is an attorney that specializes in doing it so might want to look him up. I will say East Nashville might be one of the more difficult areas to do it due to resident opposition. The people there hate developers and new development even though they have benefit so much from it....

I'm not the expert in re zones so I'd consult with someone that is. The REIN facebook group will be a GREAT resource. Maybe the best place to get started actually...

I am interested in purchasing a spot in Knoxville area and was wondering what the status of AirBnB is in the area. What are the laws like? Is it profitable or do most folks stay put their money around the Smokey Mountain National park?

As an RS10 Owner I find this interesting. Mine is currently my home but I do have an unfinished basement I have been tempted to build out. I do wonder if as time goes on RS10 will be rezoned for R10. My home was once zoned R10 and there are many properties on my block that have multiple units that must have been built before the switch/grandfathered in. 

All the exits right past Bell Rd (including) off 24 have huge growth going on. We may be talking about the same place but I noticed a Target and quite a bit of new condos/luxury apartments going up in that area. I think that there is a decent high school (or decent for Nashville public schools) and public elementary school that may be pushing growth right there. There are also some larger plots/homes that have zoning out that way. As a lot of the multi-zoned family lots are bought up and long-time locals are starting to get privvy to the values of their properties I think developers are just starting to push the radius out further and further. I also think that a lot of the newer folks moving here are less concerned about being in the city center than in the past. 

I personally would consider other cities than Nashville for STR. The buy in is very high at this point. It's not like it was 5-7 years ago. You will be looking at $500-600k minimum and that is based off of last years numbers. There is also a lot more regulation than there was in the past. But I'm sure someone can correct me if I am horribly off. I know that there are realtors that focus on these properties in the area. I'm sure a few are on here ;).

Thank you for your insight as always. I think I am going to hold off for the moment until it appreciates a bit and start slowly planning.

Purchased an older 50s cottage/bungalow home that has a decent sized basement. Basement is roughly 600 sqft with a very small one car garage opening and one window currently. I am considering finishing it out but am not familiar what to expect in the area for the costs of a project like this realistically or whether the investment would be worth it for the area. I had a realtor tell me that basement sqft has a formula of about 50% actual increase in sqftage but I am not sure if that was just relative to appraisal.  Does anyone have any first hand familiarity with this process and what to expect in terms of cost.
