Looking for current experience, advice on using Rent Redi vs local property manager.

I would appreciate advice on steps to take PRIOR to letting our current property manager know you are going somewhere else.

1. Tips on what we should do and should not do?

2. Advice on to transfer to another PM?

3. How to notify tenants?

4. Advice on do we involve lawyers or such.

Excellent podcast!  Easy and enjoyable to walk/work and listen but you may need a note pad to jot down all the useful information.  Great guest and food for thought.  I have encouraged my High School students to listen as well.  Judy

Lane...how is it working for you.  How long have you been doing it?

Just curious if anyone here uses the Infinite Banking concept as a vehicle for holding and using cash for your deals and if so how it has worked for you?  Any and all comments from folks who use the concept are appreciated.  Not looking for comments from folks who haven't actually tried it...want to get the good and the bad from folks who are actually doing it.

We recently purchased two fourplexes to start our journey.  I have also recently been reading lots of posts here, and books, such as David Greene's Long distance investing book.  Many folks talk about their tracking documents for keeping tracking of income and expenses.  David even mentioned in his book that he has a spreadsheet in Numbers (the mac equivilant of Excel).  

I am just curious if anyone else has a spreadsheet they would be willing to share?  I have ones for evaluating a deal (and have used those tools her in BP).  Rather than recreate the wheel, I thought I would see if anyone is willing to share their tracking spreadsheet with us?  Excel would be fine, but if anyone has one in Numbers, I would really love to see those.

Post: Borrowing down payments

So I have been reading Brandon's book on creative financing.  I just finished the chapter on using home equity loans or lines of credit.  I have some equity in our home and was thinking about taking some equity out for down payments on potential buy and hold deals, but every lender I have ever talked to has said you can not borrow the down payment.

How do you get around this?  I mean I know you can season the money about 60 days, but I don't want to borrow the money until I find a deal and need it, hence my delima.

There are several ghost chaser shows on discovery or history or those channels.  Have her contact one of them and maybe they will come do a show in your property and you will become famous!!!

As long as the tenants last name is not Lutz, I think you should be ok!!
