Bumping for interest. I buy and sell rural, vacant land. I just talked to a lender today who said he cannot lend to the corporate entity for speculation purposes but that he can lend to the individual for Ag Purposes, and if the individual happens to sell the land to Farmer Smith for a profit, then so be it. 

What are the implications of this? How should it be done: Who's the grantee/grantor in this case? Should the individual grant it over to the corporation and then sell to Farmer Smith? How should the money be tracked? 

I own a small company that buys and sells raw, vacant, rural land. For 4 years, we've bought and sold, exclusively for cash. We're scaling up our business and want to utilize OPM to help us scale. 

I had an informative talk with a local credit union lender in an area we're looking at buying 80 acres in. He said that he cannot lend to a corporation for speculative purposes, but that he CAN lend to an individual for ag purposes, and if that individual decides to sell the land to Farmer Brown, and it sells for higher than I bought it, then bully for me. 

I''m trying to find some information about the process of borrowing money as an individual, so that my corporate entity can buy and sell the land. Does the individual become the Grantee? Does the individual then have to transfer it to the corporate entity? Who then becomes the grantor during the sale of the land? Me, the individual? Or the corporate entity? And how are the funds tracked through the whole process? 

I know I'm asking a lot of questions in one post. I'm happy to read any book, blog post, or anything on this topic. I'm new to this portion - I really feel that once we crack the secret to using OPM, we can really achieve a new level in our business. Thanks for any help you can provide. 

I bought 17 acres, raw land, just on the outskirts of Tulsa for $40k. Sold it three months later for $150k. Zero inputs or improvements to the land.

I've been buying small tax lots in Arkansas from the Commissioner of State Lands website. (COSL) One of the things that has me stumped is how to research for liens BEFORE I buy the property. I know there are grass cutting liens, municpal utility liens, rural fire department liens, possible house demo liens, and perhaps others. 

The weird thing is, I have a specific email chain from when I bought a round of these properties 6 months ago. There was a woman at one particular county who helped me to identify utility district liens before placing my bid. Now, I'm ready to buy my next round of properties. The woman who previously helped me doesn't work at the county anymore, and the other woman said that woman #1 never should have answered questions about liens. 

"That's odd," I thought. So I called three other counties, at random. Same thing - We can't research liens for you, we're not insured or bonded. So I called some local abstract and title companies. Costs vary, but I don't think the money is worth it, considering the small value of the parcels. 

Does anyone have any input on how to research liens before placing bids on the COSL website? Thanks. 

I'm new to Bigger Pockets and looking for some good videos to watch with my morning coffee. Can anyone suggest any links to good videos to begin watching? 

I started watching a webinar a while back that I can't find anymore. Brandon was doing some teaching on the white board about basic real estate investing and teaching how to analyze deals. Does anyone have any idea which video or series I'm referring to?

I'm having trouble uploading my profile pic. I'm not able to do so, after multiple attempts. Browser: Chrome. Ghostery turned off. I don't see any link for contact support, nor any photo uploading guidelines, as it relates to file size, etc. 

Can anyone give me any technical advice? Would like to beef up my profile. Going to start joining in these great discussions! Thanks!
