i just go to lowes and buy the Pela for about 100-150. Bring them back and stick them in in about an hour. If they go bad i just do it again. I have found most warranties to be useless.

When you accept an offer you can agree to a inspection contengency but make it absolutely clear that you will fix nothing. Not even a nail hole. Refuse to accept any inspection reports so that will relieve you of having to disclose anything found in those inspections. I despise this inspection negotiation tactic that has become so popular.

Credit Karma is total junk. Since you are starting with a basically clean slate, don't make the mistake of starting out with store cards or cards that are marketed to those with poor credit. Discover likes thin files and may start you with a limit of a few thousand. Capital One is also friendly to thin files. Cards like Citi and Chase are very difficult with a thin file. Too many inquiries in a short period of time or new accounts can tank your score. Choose wisely what cards you apply for and have a plan. You need a minimum of three open credit lines to maximize your Fico score.

First let me ask you some questions and I think when you answer them you will have your answers. What would you do if your water source became contaminated or your water source dried up?  Suppose your septic system failed (it does happen) and you don't have enough space to install a new system?

I would NEVER, NEVER, NEVER buy a property I have not seen in person. Of course I guess people still get mail order brides.

I guess i am being blunt here but what are you bringing to this deal other than finding a foreclosue that is now in the public record? Do you have experience as a rehabber? I assume you have no cash. Do you have someone willing to loan to you if you have no skin in the game?
