Curious if anyone has experience investing in off- or on-market data center deals. From past research related to data center REITS, it sounds like it could be a really interesting area to invest in and could potentially be a strong CF/appreciation play as demand for bandwidth growths. Just having trouble finding examples of individuals and deals in the area. Thanks!

@Jason E. Smith This would be my first renovation. Staying local would probably be a more reasonable approach. The main reasons I am exploring NC as an option were because I'm remote for the pandemic so I could stay down there and I don't know the area I live in well anyways (recently moved down from my home state of MA). Thank you for the insight!

Hi Ryan, thanks for the reply. I didn't realize supply was so tight in Durham. I guess I'm conditioned from living in more expensive markets to think that more affordable markets have inherently more supply available, but from looking into it now I'm realizing this is not the case.

Hey all, I'm living in a crazy expensive market (DC) but was looking to begin investing using a BRRR structure. I was thinking since DC's market is heavy on appreciation and not CF/renovations, that Durham county NC would be a good play for this (in addition to having family in the area).

Wanted to see if anyone has been able to BRRR with a property 5+ hours away?
